Frequently Asked Questions

Residence Royale acts as letting agent for the owners of the property. The hiring contract is between the hirer and the owner of the property for which the booking is made and incorporates the conditions set out below. In all legal respects the hirer is liable to the owner and vice versa.

The easiest way to book one of our accommodations is through this website.

Step 1

Go to the web page of the selected accommodation and click on “Booking Info” and fill out the enquiry form. You will receive further details about availability and price by return email. However, as the selected accommodation could be fully booked, we kindly request you the choose a second and third accommodation.

Step 2

Residence Royale will confirm by email availability and price of the accommodation during the requested period.

Step 3

If you wish to make a final reservation, please contact Residence Royale by email, confirming acceptance of the rental rate.

Step 4

Residence Royale will send you by email a reservation confirmation and an invoice. You can either pay by bank transfer or by credit card. Credit card payments are subject to 3,5% extra charge.

Step 5

Residence Royale kindly requests you to make a down-payment. After receipt of this down-payment your reservation will be final.

Payment

Bookings are to be accompanied by a deposit of 35% of the total rent, plus insurance cost (if required).
The balance of the rent must be paid 8 weeks before commencement of the hiring period. All payments to be made to Residence Royale. Payments can be done offline by bank transfer or online by Credit Card (Visa, American Express and Master Card).

Payment by credit card

Credit card payments (Visa, American Express and Master Card) are subject to 3,5% charge. This amount will be deducted from the damage deposit.

The owner or his agent will expect you on the first day of the hiring period between 16:00 hrs. (4 pm) and 19:00 hrs. (7 pm) local time. You are requested to leave the property on the last day of the hiring period before 10:00 hrs. (10:00 am) local time. Telephone cost and excessive cost for restoring the property to its former state will be settled directly between the hirer and the owner or his representative.

Requests to alter bookings after confirmation by Residence Royale must always be put in writing.

If for any reason beyond the control of Residence Royale, e.g. fire damage, death of the owner, sale of the property, the property is not available on the date booked, all rent paid in advance will be refunded in full. The hirer shall have no further claim against the owner or Residence Royale.

If the hirer wishes to cancel a booking he should advise Residence Royale immediately by telephone, followed by a written confirmation. Upon receipt of such a confirmation Residence Royale will (without obligation whatsoever) use their best endeavours to obtain a replacement. If successful, the already paid rent will be refunded, less a handling charge.
If Residence Royale is unable to relet the property the following cancellation policy will apply:

Up to 60 days prior to arrival 30% of the rental fee
From 59 days to 30 days before arrival: 50% of the rental fee
From 30 days before arrival 100% of the rental fee

We strongly recommend adequate cancellation insurance cover to be made by the hirer.

Residence Royale has endeavoured to ensure that the information provided is accurate, however we cannot be held responsible for any changes to the property made by the owner or caused by catastrophies of any kind. In any case we cannot accept liability greater than the amount paid by the hirer for the accommodation. In order to enable Residence Royale to rectify any problem, complaints must be made immediately upon occupation of the property. Complaints received after the end of the hiring period cannot be accepted and will not be refunded.

All prices mentioned on the booking form are final.

All bookings are accepted on the condition that the hirer is responsible for and will pay for any cost for credit card payment, damages, losses and/or breakages to the property occupied, including such damages (if any) which may only be discovered after departure. Therefore a damage deposit of 5% of the rent (minimum deposit € 1,000.00) must be paid in advance. The deposit will be refunded within 4 weeks after departure, after deduction of telephone cost and/or damages (if any).

Hiring Contract

The adressee certifies that he or she is authorized to accept the booking conditions on behalf of all persons mentioned on the booking form, including those substitued or added at a later date. The adressee must be a member of the party occupying the property and must be 21 years or over.

Obligations of the hirer

The number of persons (including infants) occupying the property may not exceed the maximum number of persons as mentioned on the booking form. The parking of caravans and/or campers, or the pitching of tents on or near the grounds of the property is strictly forbidden. Owners reserve the right to terminate the hire without notice and without refund in case of breach of this conditions. The hirer will take good care of the property and will leave it in the same condition as found upon arrival. The hirer will permit the owner or his representative access to the property in order to carry out urgent maintenance. The necessity of such maintenance to be judged by the owner. The hirer agrees to pay for any damage to the property caused or arisng during the hiring period, such as breakages, losses or damage to fittings, fixtures, etc. up to full rebuilding or replacement cost.
