Welcome to the Residence Royale rental program of luxury villas and apartments  in the southern countries of Europe. 

ResidenceRoyale is an expert rental agency renting out luxurious and exclusive holdiday accommodation Spain, France, Portugal, Italy, Greece and Croatia. 


Residence Royale applies very high selection criteria before entering holiday villas into its program. Every villa and apartment is carefully inspected beforehand and Residence Royale can therefore guarantee that every accommodation will meet the luxury and comfort requirements of our discerning clients. 

The quality of the accommodation is in accordance with the number of stars, so five stars will be absolute top quality. In some cases we even awarded 6 stars for utmost luxury and elegance. The minimum number of stars is 3. 


In Spain we selected two top locations: the exclusive Marbella on the Costa del Sol and Mallorca(Majorca), one of the Balearic islands.
Marbella is the famous holiday resort of the international jet-set. It has lovely beaches, many golf courses and a sparkling night-life. 

Mallorca (Majorca) is a many-sided island. In a relatively small area one can enjoy beautiful beaches, idyllic bays and imposing mountains. 


In France we selected luxury villas on the Côte d’Azur near CannesCap Ferrat and Saint Tropez (St. Tropez). 


In Portugal Residence Royale selected accommodation in exclusive resorts in the eastern Algarve. The most exclusive resorts in the Algarve are in Vale do Lobo andQuinta do Lago, but also in Vale do GarrãoCarvoeiro and Vilamourayou can find luxurious villas. 

In the Lisbon area we selected accommodation in Cascais and Sintraand a bit further up north on the Atlantic coast we chose the famous resort Praia del Rey


The locations in Italy are chosen from a cultural-historical point of view. 

We selected some interesting accommodation in Rome and nearFlorence and Lucca in Tuscany. The villas on the west coast of Italy, e.g. near Orbetello and Lucca are ideal if you want to combine the pleasures of the beach with interesting cultural excursions. 


The Residence Royale program in Greece consists as yet of only one palatial villa on the isle of Corfu. The extraordinary luxury and elegance of this villa and the outstanding service of its staff has been rewarded by residence Royale by 6 stars. 

During winter season Residence Royale offers special long-term and medium-term rental rates. The accommodation varies from luxurious studios for 2 persons to exclusive villas for 15 persons.

Booking Conditions

Residence Royale acts as letting agent for the owners of the property. The hiring contract is between the hirer and the owner of the property for which the booking is made and incorporates the conditions set out below. In all legal respects the hirer is liable to the owner and vice versa.

Hiring Contract
The adressee certifies that he or she is authorized to accept the booking conditions on behalf of all persons mentioned on the booking form, including those substitued or added at a later date. The adressee must be a member of the party occupying the property and must be 21 years or over.

Obligations of the hirer
The number of persons (including infants) occupying the property may not exceed the maximum number of persons as mentioned on the booking form.
The hirer will take good care of the property and will leave it in the same condition as found upon arrival. The hirer will permit the owner or his representative access to the property in order to carry out urgent maintenance. The necessity of such maintenance to be judged by the owner.
The hirer agrees to pay for any damage to the property caused or arisng during the hiring period, such as breakages, losses or damage to fittings, fixtures, etc. up to full rebuilding or replacement cost.

Arrival and Departure
The owner or his agent will expect you on the first day of the hiring period between 16.00 and 19.00 hrs. local time. You are requested to leave the property on the last day of the hiring period before 10.00 hrs. local time.

Damages to the property or its contents should be assessed before departure time. Damages assessed after departure of the hirer (even if they were not reported by the hirer during his stay in the villa) and loss of income etc. will be settled directly between the hirer and the owner or his representative.

Bookings are to be accompanied by a deposit of 35% of the total rent. The balance of the rent plus a damage deposit to cover eventual damages must be paid 8 weeks before commencement of the hiring period. All payments to be made to Residence Royale.

Payment by credit card
Credit card payments (Master, Visa, American Express) are subject to 3,5% charge. This amount will be deducted from the damage deposit.

Non availability of the property
If for any reason beyond the control of Residence Royale, e.g. fire damage, death of the owner, sale of the property, the property is not available on the date booked, all rent paid in advance will be refunded in full. The hirer shall have no further claim against the owner or Residence Royale.

Alterations to bookings
Requests to alter bookings after confirmation by Residence Royale must always be put in writing.

Residence Royale has endeavoured to ensure that the information provided is accurate, however we cannot be held responsible for any changes to the property made by the owner or caused by catastrophies of any kind.
In any case we cannot accept liability greater than the amount paid by the hirer for the accommodation. In order to enable Residence Royale to rectify any problem, complaints must be made immediately upon occupation of the property. Complaints received after the end of the hiring period cannot be accepted and will not be refunded.

Damage Deposit
All bookings are accepted on the condition that the hirer is responsible for and will pay for cost for credit card payment, damages, losses and/or breakages to the property occupied, including such damages (if any) which may only be discovered after departure. If these costs exceed the deposit the hirer is obliged to pay the excess amount.
The deposit will be refunded within 4 weeks after departure, after deduction of costs and/or damages (if any).

All prices mentioned on the booking form are final.

If the hirer wishes to cancel a booking he should advise Residence Royale immediately by telephone, followed by a written confirmation. Upon receipt of such a confirmation Residence Royale will (without obligation whatsoever) use their best endeavours to obtain a replacement. If successful, the already paid rent will be refunded, less a handling charge.
If Residence Royale is unable to relet the property the following cancellation policy will apply:

Up to 60 days prior to arrival 30% of the rental fee
From 59 days to 30 days before arrival: 50% of the rental fee
From 30 days before arrival 100% of the rental fee

We strongly recommend adequate cancellation insurance cover to be made by the hirer.
